I've been asked a number of times if it's a good idea to wait until spring before listing your home. Some of our listing clients are also asking if they should stay "on the market" throughout the holidays and winter season.
If the number of homes being sold are at 60% during this time, that means there are STILL a lot of homes selling, so why not yours? I've always felt this is a good time of year to get your home sold and can say that I have spent my Christmas Eve's working on putting offers together here in the Fraser Valley.
Here are a few reasons why winter it a good time of year to sell your home:
-Less competition. There are far fewer homes on the market in the winter months, so a buyers in your market and neighborhood are far more likely to view your home. The majority of sales may happen in the warm months, but you have the advantage of lower inventory during the winter months. You now increase the probability of viewings, potential sale, and top dollar for your home!
-Only serious buyers. People are busy and are often caught up in the holiday season. If people are looking at your home during the holidays, you know they're serious about buying in the short term.
-Homes show better during the holidays. This may be speculative, but many people find holiday charm and decor very inviting. Buyers like a home that tells a story, and this is a great change when your house is dressed up for the holidays.
-January is the biggest transfer month. There are more corporate moves and transfers that take place in January than that of any other time of year. Relocating buyers are looking for a home that is available quickly.
-Timing. If you have a purchase contract in place in the winter months, it allows you to start searching for your home in the coming months when there is more inventory to choose from.
-More attention. Fewer listings in the winter months allow for better exposure, even further attention from your Realtor, and more targeted and effective marketing syndication both online and offline.
